GENERAL TERMS AND CONDITIONS

ScopelloCaseVacanze is a brand of Cicerone Tour srl with registred office in Viale Europa 147, 91011 Alcamo (TP)- Italy. These terms and conditions govern the relationsheep between the Landlord (herein after SCV) and the Renter (hereinafter Guest).

1.RENT

Bookings are made by SCV on behalf of the Owner or the titleholder of the property at the price stated by SCV.

2. HOW TO BOOK

The Guest must confirm the booking by phone or using the online booking form or send us an email. A deposit of 10% is due in order to confirm the booking. The balance is due no later than 30 days before arrival. However, if the balance is not paid within this time limit, SCV reserves the right to cancel the booking and hold the deposit according to the cancellation policy. Full payment is required for bookings confirmed within 30 days prior to arrival. In case of a non-refundable rate, the full payment is required at booking time. After the payment of the balance and the completion of on-line check-in the Guest will received the instructions for check-in.

3. PAYMENT METHOD

Payments must be made in Euro by bank transfer or credit card using the online bookig. In the case of bank transfers, the property name and booking period must be clearly specified and a proof of payment must be sent to info@scopellocasevacanze.it.

4. GUEST AREA

After the confirmation of your booking, the system will email the link to access the guests area. From here you can manage your booking, pay the outstanding balance, purchase any extra service and chat with us.

5. STANDARD RATE CANCELLATION POLICY

Any cancellation must be communicated in writing by email. Cancellation will take effect the day this notification is received by us. In accordance with our Regulation, the following penalties will be applied:

The rental price does not include cancellation insurance.  If for any reason not depending on our will, SCV is forced to cancel a booking, a similar property will offer to the Guest. If the rate of the alternative accommodation is lower than the price paid by the Guest, SCV will refund the difference. If the rate of the alternative accommodation is higher than the rate paid by the Guest, no extra costs will be required. If the Guest wants to cancel the booking, SCV will refund the whole amount and no further compensation can be asked by the Guest.

If SCV is forced to cancel a booking for technical anomalies (such as wrong rate or availability) SCV will refund the Guest the paid amount. In any case further compensation can be asked by the Guest.

5.1 NON-REFUNDABLE RATE CANCELLATION POLICY

No refund is provided in case of cancellation or no show.  

5.2 REFUND - COVID POLICY

Just in case of borders closure or national lockdown in Italy or in your country of origin it will be possible to cancel for free your reservation and get a refund. For all the other cases will be applied the standard cancellation policy. We highly suggest you to buy in your country of origin a cancellation policy to cover your reservation. 


6. MODIFICATION BOOKING

It is possible to modify your booking with no extra cost up to 45 days before arrival. After this term, it will be requested a modification fee of Euro 50.00. Non-refundable bookings are not entitled to any modification.

7. CANCELLATION INSURANCE

The rental rate doesn’t include any cancellation insurance, unless othrwise specified.

8. CHECK-IN & CHECK OUT

Check-in time, as set forth herein, is from 4 pm to 10 pm, unless othrwise specified. The Guest must inform SCV or Check-in Manager about the estimated arrival time at least 7 days before check-in. Any change of check-in time must be communicated in advance and approved by Check-in Manager. In case of delay the day of the arrival, the Guest must inform immediately the Check-in Manager by phone. The new check-in time will be agreed with Check-in Manager, according to the list of the other check-in. In case of no communication, Cicerone Tour srl  is not liable for any delays.. Upon arrival, the Guest must show the Check-in Manager the rental voucher and passport or ID card to enable them to proceed with the necessary registrations. Only registred guests can be accommodate in the property. Check-out is scheduled from 8 to 10 am. In case of ealier departure the Guest is required to schedule an appointment with the Check-in Manager for check-out procedure the day before departure. A fee of Euro 50,00 will be charged for check-in after 10 pm. The latest check-in time is before 12.00 am

9. SECURITY DEPOSIT & EXTRA COSTS

Upon arrival, the Guest must pay a refundable security deposit as a guarantee for possible damages and/or extra charges which are not included in the rental rate. The deposit is to be paid  by credit card in € as per the amount indicated on the booking. The Check-in Manager has the right to refuse access to the property if the deposit is not paid. In this case, the client will not be entitled to any reimbursement or compensation. The security deposit will be refunded at the end of the holiday if no damages occur. 
In case of early departure (not communicated to the Owner or his/her representative), the Owner reserves the right to hold the deposit and refund it after inspecting the house.
The Guest is liable for house order for all the period of his stay and has the duty to act with respect towards other guests and neighbours. SCV reserves the right to ask the guest to leave the property without any refund in case of bad and undisciplined conduct targeted to disturb the peace.

10. NUMBER OF PEOPLE

Only the people indicated at the time of booking shall be authorized to stay at the reserved property. The number of people (adults and children) staying at the property must not exceed the number of sleeping accommodations indicated in the property description, except in the case of infants (less than 2 years) for whom the client brings a travel cot or requires this service at the time of booking. The Check-in Manager or his/her representative will refuse entrance to the property if the number of persons exceeds the number mentioned on the booking.

11. PETS

No pet will be accepted if the request was not formulated and validated by SCV at the time of the booking. Just small-sized and well-behaved pets will be accepted. The Guest should supervise his pets’ behavior and sanitation. The Guest is liable for any damages caused by the pet. It is required an additional fee for pets of € 50.00 for the whole stay.

12. WILDLIFE AND NATURE.

SCV can’t be held responsible for the presence of animals or insects in the villa chosen by the Customer. Please note that most of our villas are located in rural areas and animals are a natural part of the surroundings, just like the grass and trees. It is not particularly unusual to encounter animals, such as rodents, goats, dogs or cats (whether stray or belonging to local residents), wasps, bees, mosquitoes, flies, ants, reptiles or spiders. Insects and other animals can be attracted to swimming pools, water holes, local vegetation and food left out after an outdoor meal. We urge the Customer to keep doors and windows closed as much as possible and to clean up all food remains after meals (outdoors and indoors). The Customer is advised not to feed any animals as this encourages them to return, and the same animals may not be welcome for subsequent guests.

13. SWIMMING POOL AND HOT TUB

Swimming pools and hot tubs, by their very nature, involve inherent risks. The Customer should ensure that all members of their party take the utmost care when using them. For example, they should make sure that everyone in their party is aware of the depth (including where the depth varies) and pool layout and physically inspect the pool prior to use. They should check the pool every day before use and report any apparent faults or problems. Whether the pool is fenced or not, children should be supervised by a responsible adult at all times. SCV accepts no responsibility for any personal injury, damage or death resulting from use of the pool or failure to comply with the usage instructions here.

14. FINAL CLEANING

The final cleaning charge, unless otherwise specified, is not included in the rental price. The cleaning of the kitchenette is borne by the Guest.

15. INCLUDED IN THE COST OF THE VILLA RENTAL

Normal use of gas, electricity, air conditioning, central heating, water facilities, a weekly change of bed linen, towels, tea towels, wi-fi, unless otherwise stated in the property description. If you book a property with a pool, pool towels are provided.

16. EXTERNAL MAINTENANCE

The owner or his representative has, if necessary, free access to the property for essential maintenance purposes and for the cleaning of the pool.

17. COMPLAINTS

Upon arrival, Guest must check the property and sign the handover report. Any complaints must be notified upon arrival or at the latest the day after by email or Whatsapp and accompanied by photos. The Guest undertakes to give SCV the time to verify the reasons of the complaint , possibily on the spot and find a solution. If Guest leaves the property without allowing SCV to verify the reason of complaint, the Guest is not entitled to get a compensation or refund.  No complaints or request of compensation will be accepted after check-out. Possible compensation will be in any case proportionate to the damage suffered and allways limited to the total of the reservation.

Atmospheric events, insects bites or othe local animals, lack of power, gas and water if depending on local problem can’t be considered as a reason of complaint towards SCV.

18. DUTIES AND LIABILITY

The descriptions appearing in our property information are accurate and have been done in good faith. SCV does not accept any liability for any loss, damage, or additional expenses incurred by the Guest or any member of the guest’s party regardless of the cause. The Guest is liable for any damages caused to the property by him or his guests. The Guest exempts SCV from any liability for any damages caused by the Guest or any member of the guest’s party regardless of the use of the swimming pool (if any). In the event of controversy arising from the booking and the letting, the only place of jurisdiction is the court of Trapani with Italian laws.


19. AGREEMENT SIGNING PROCEDURE

Both parties of this Agreement acknowledge that this Agreement is expressly and specifically arranged in order to formalize the understanding, as defined above and that it is the result of negotiations by and between both Parties through the Internet.

20. APPROVAL

In signing the present Agreement, both Parties hereto accept the terms and conditions herein contained.

21. LIABILITY
For any dispute arising from this contract, the competent court will be the Court of Trapani, applying Italian law.

22. ACCEPTANCE
Both parties to this contract acknowledge and accept that the terms defined above are the result of negotiations conducted by and between both parties over the Internet.
